Building Defect Investigation and Repair

LCC has investigated more than three hundred buildings for clients concerned with water intrusion, vapor transmission, defective construction, environmental influences on property, structural failure, code violations, and soil conditions. We are called to determine the underlying reasons for mold contamination in single family and multifamily residential properties, as well as institutional buildings.

We conduct destructive investigations of roofing, decks, siding, foundations, concrete slabs, windows, and interior systems such as firesafing and insulation. We also investigate underground utility installations, mechanical and electrical systems, and ventilation characteristics of property.

LCC prepares repair estimates for structures that are damaged or built incorrectly. We use historical rates and subcontractor bids to establish the true cost of construction rather than depend on generic unit rates that may not apply to the specific project. As a result, our estimates are generally lower than those produced by estimating packages, and are more accurate. Most important, if the client should engage LCC for construction, the estimate is one that we stand behind to build the project.
